Find out what your flat is worth by address
Until now, an m²cena analysis started with a listing: you pasted a link and found out whether the asking price matched the market. But what if the flat is yours and there is no listing yet?
Now you can value your own flat too. All it takes is the address and the flat number.
The new My Flat Analysis shows what your flat is worth based on real sales — what similar flats in the same building and neighbourhood actually sold for, not what they are advertised at.
What's new
The address is enough. Enter the street, building number and flat number. We find the floor area and the floor ourselves, so there is no long form to fill in.
A value from real sales. The estimate rests on what flats in your building and nearby actually sold for. You see the sales themselves beside it — dates, sizes and prices per square metre.
Condition from photos. Photos are optional, but they make the estimate more precise. A renovated flat and one that needs work do not cost the same in the same building — and the estimate shows exactly how much the condition moves the price.
The competition. The analysis also shows similar flats on sale around you right now, so you know what your listing will be up against.
Everything else a buyer will ask. Heating costs, the building's energy efficiency, market activity in the building and the neighbourhood, and the surroundings — schools, shops and public transport. The same data m²cena shows buyers.
Who it is for
Before you sell. Price too high and the flat sits for months, then needs price cuts. Price too low and you hand money to the buyer. Knowing the real market value lets you set a price you can back with data.
Before you let. A rent is easier to justify when you know the flat's value, its heating costs and what is around it.
In the talk with a buyer. Buyers compare and ask. The analysis has answers to the usual questions — what the neighbours' flats sold for, what heating will cost in winter and the building's energy class.
Just to know. Even if you are not selling yet, it helps to understand how your property's value has moved.
Know your price before you name it to a buyer.
How to use it
- Open My Flat Analysis, or choose By address in the search on the home page.
- Enter the address and the flat number.
- For a more precise estimate, add a few photos of the flat.
- Get a full report on your flat's value.
The estimate uses one analysis from your account. Sellers also have a page of their own — Sell your flat at the right price.
What the estimate does not say
The estimate is a calculation, not a certified valuer's report. It cannot be used as an official valuation, for example to get a mortgage.
It rests on registered sales and the information you give. If the flat has qualities the data does not capture — a recent renovation without photos, say, or an unusual layout — its actual market value may differ.
In buildings with few sales, the estimate leans more on sales in the neighbourhood.
