Problem

Why is pricing a flat so hard?

Asking prices are not sale prices

You see what others ask, not what they actually sold for.

Too high, it sits — too low, you lose

Price it too high and buyers stay away; too low and you hand your money to the buyer.

Buyers come with questions

Buyers compare and ask. You need answers you can back with data, not a feeling.

How?

Set the price before you list

Enter. Analyze. Understand.

In seconds you see what flats in your building and nearby sold for — based on real transactions.

  1. The flat's address and number — or the link to a listing already up.

  2. We compare it with sales in your building and nearby, and with what others are asking.

  3. Market value, your neighbours' sales and arguments for the talk with a buyer.

Questions

Frequently asked questions

The analysis

What do I get in an analysis?
One report on that specific flat: the market price against similar sales, sales in the building and nearby, heating costs, the flat's condition from its photos and description, the neighbourhood, and the building's basics.
How long does it take?
An analysis is usually ready within a few minutes, and it stays in your account.
Can I check a flat without a listing?
Yes. Choose “By address” and enter the address and flat number. It also works for a flat you already own.
Which listings work?
Active ss.lv and city24.lv listings. Paste the link in the “By listing” tab.

Data and accuracy

Where does the market price come from?
We calculate it from real registered sales in the same building and similar buildings nearby, not from asking prices in listings.
How accurate is the estimate?
Every price comes with a confidence level: the more similar sales, the firmer the estimate. It helps you understand the market, but it is not a certified valuation of the kind a bank requires.
How often is the data updated?
We refresh sales and listings every night, so the analysis uses the latest data available.
Do you use Cadastre data?
Yes. We check building and flat details such as area, floor and year built against the Cadastre.

Prices and payments

What is free?
Registered users get listing previews, saved listings, notification filters and the Transaction Bank for free. A full analysis is unlocked with a package or a subscription.
Do purchased analyses expire?
No. Purchased packages never expire: use them whenever you like.
Package or subscription: which should I choose?
A package is a one-off purchase, and the analyses stay in your account until you use them. A subscription suits an active search better: unlimited analyses, filters and notifications for a monthly fee.
Can I cancel my subscription at any time?
Yes. There are no binding contracts or penalties. Cancellation takes effect from the next billing period.

For sellers

Is m²cena useful if I'm selling?
Yes. Enter your address and see what similar flats in your building and nearby actually sell for, so you can set a price that is neither too low nor too high.
Can I use it when negotiating with a buyer?
Yes. The sales and market position in the analysis are concrete arguments when you need to back up your asking price.

Account and privacy

Do I need an account?
Yes, but it is free: sign up with your email or Google and you can start.
Will the seller know I checked their flat?
No. Nobody else sees your analyses, and the seller is not told about them.
Can others see my saved analyses?
No. The list is private and only visible to you.
