Listing alerts — new filters and Telegram

The best flats do not stay on the market for long. If you go through listings on several portals every day, much of the time goes on sorting out the ones that do not suit you.

Listing alerts do it for you: set what you are looking for, and hear about it as soon as a matching listing appears.

There are now many more filters — including ones you will not find on the listing portals.

What's new

What you're looking for. Flats for sale, flats to rent, houses or land. Each kind shows only the filters that make sense for it.

Place and surroundings. One filter can now hold several towns and districts at once.

You can look for a flat near a school, a park or a stop, near one given place, or — the other way round — away from it. There are also Quiet street and Outside the flood risk zone filters.

Size and layout. Rooms, floor area and floor, plus the option to leave out the ground or the top floor.

Building and condition. Building series and type, year built, the building's technical condition, a lift and the energy class. With No utility debts on the building you can leave out buildings with heating or water debts.

Price and costs. Price and price per m², time on the market, and listings whose price has already been cut.

Two filters exist only at m²cena:

  • Price against the market — only listings priced below or slightly below market value;
  • Heating costs — buildings where heating is cheaper than in similar buildings, or a cap on the heating bill in a winter month.

Alerts where you want them. For each filter you choose where new listings reach you: the bell in your m²cena account, e-mail or Telegram.

How it works

  1. Open Listing alerts and choose what you are looking for.
  2. Set the filters. You can build a filter without an account — to save it, sign in or register, and the criteria you set are kept.
  3. Choose where to get the alerts.

Once saved, the filter shows the latest matching listings straight away, so its feed never starts empty. From then on, alerts arrive as soon as new listings appear.

If the same flat is listed on several portals, you see it as one card linking to both ads — no duplicates.

Set the filter once — and be the first to see new listings.

What to do with it

Start broad. A filter that is too narrow can find nothing for weeks. Start with the essentials — place, price and rooms — and refine after the first results.

Use the filters the portals do not offer. Utility debts, heating costs and the building's technical condition are rarely stated in a listing, but they can change the real cost of a home a lot.

Act fast. Good options often do not stay on the market for long. Telegram alerts arrive on your phone instantly.

Check what you find. When a flat catches your eye, create an analysis and find out whether the price matches the market before you go to a viewing.
