In short
- Boundaries by address or cadastral designation are on the State Land Service (VZD) cadastral map at kadastrs.lv.
- The map is for reference: it shows boundaries, but on site they are set by boundary markers.
- If the markers are gone, a certified surveyor restores them.
- Encumbrances and building ownership are on a separate thematic map.
Land boundaries on the map: where to look
- Open the State Land Service cadastre information system at kadastrs.lv.
- Search by address or by the cadastral designation of the land unit.
- The map shows the land unit's boundaries, boundary points, area and the neighbouring land units.
The VZD thematic map "Apgrūtinājumi un būvju piederība" (encumbrances and building ownership) shows easement areas, protection zones and whether a building belongs to the landowner. Viewing thematic maps requires logging in.
How to read the map
What you see on the map is cadastral data, obtained when the land was surveyed on site. If the land was surveyed long ago, accuracy may be lower than for recently surveyed land.
| On the map | What it means |
|---|---|
| Boundary line | The land unit's boundary as registered in the cadastre |
| Boundary point | A turning point of the boundary; on site it matches a boundary marker |
| Cadastral designation | The number of that specific land unit |
| Boundary mismatch | Neighbouring land units overlap in the cadastre, or there is a gap between them |
| Orthophoto layer | Aerial imagery to compare boundaries with fences and buildings |
What to check before buying
- Whether the area in the cadastre matches the listing
- Whether the fence and buildings stand on the land for sale, not the neighbour's
- Whether the map shows a boundary mismatch with neighbours
- Whether the road to the land is a municipal road or covered by an easement
- Whether boundary markers still exist on site
When you need a surveyor
Keeping boundaries in order is the landowner's duty. If boundary markers have disappeared, a certified surveyor restores them. The surveyor shows where the boundary is, draws up a boundary restoration report, and neighbours can record objections in it.
You choose the surveyor yourself, and the price is set by the market. If the boundaries are unclear, it is worth ordering a boundary restoration before you buy.
If the boundaries themselves are wrong in the cadastre or overlap with a neighbour's, the case is more complex. Then consult VZD or a lawyer.
Other maps to check
Once you know the boundaries, check that the land is not in a protected nature area and that there are no contaminated sites nearby.
Common questions
Where can I see land boundaries for free?
In the VZD cadastre information system at kadastrs.lv, searching by address or cadastral designation.
Is the cadastral map accurate?
It shows the boundaries registered in the cadastre, but accuracy depends on when and how the land was surveyed. On site, the boundary is set by the markers.
Who restores missing boundary markers?
A certified surveyor. After the work, they draw up a boundary restoration report.
How can I see whether a neighbour's sauna stands on my land?
The VZD thematic map "Apgrūtinājumi un būvju piederība" shows whether a building belongs to the landowner. A surveyor checks it precisely.
