In short
- Free: on the cadastre portal kadastrs.lv, searching by address.
- The cadastral number identifies a property; the cadastral designation identifies a plot of land, a building or a group of premises.
- A flat owned as a property has its own cadastral number.
- You need the number for a Land Register (Zemesgrāmata) extract, contracts and the bank.
Where to find it for free
- Open kadastrs.lv, the State Land Service (VZD) portal. You do not need to log in: the public part is free.
- In the section "Kadastra informācijas sistēma" (Cadastre Information System), choose "Meklēt īpašumus" (Search properties) and search by address; for a flat, add the flat number too.
- Open the property you found: it shows the cadastral number, the Land Register folio number and the cadastral designations of the objects that make up the property.
Cadastral number or cadastral designation
The two look alike, but they identify different things.
| What it identifies | |
|---|---|
| Cadastral number (kadastra numurs) | The property as a whole, for example a flat owned as a property. It is used in the Land Register and in contracts. |
| Cadastral designation (kadastra apzīmējums) | A single object: a plot of land, a building or a group of premises. |
Where you will need the number
- To order a Land Register extract
- In the deposit (rokasnauda) agreement and the purchase contract
- In a mortgage application
- For real estate tax (NĪN) matters
Common questions
Can I find a cadastral number for free?
Yes, on the cadastre portal kadastrs.lv, by searching for the address.
Do the flat and the building have different numbers?
Yes. A flat owned as a property has its own cadastral number, while the building and the land have their own cadastral designations.
Where can I see who owns the flat?
The owner is not shown in the public part of the cadastre. A Land Register (Zemesgrāmata) extract shows it, and that is a paid service.
