How long it takes to sell a flat in Latvia, and what it means

How long it takes to sell a flat depends on price, place and building. Time on the market is also a signal: it tells you whether the price matches what buyers will pay.

In short

  • The time from listing to sale depends on the price level, the location and the building.
  • Expensive and overpriced flats take longer to sell.
  • The longer a flat is on the market, the more often sellers cut the price.
  • For buyers, a long time on the market is a reason to negotiate; for sellers, a reason to rethink the price.

How time on the market is measured

Time on the market is the number of days from the first time a flat is listed until it sells or the listing is taken down. m²cena follows the same flat even when the listing is removed and reposted or appears on several portals.

That matters because the date on a portal can mislead. A flat that «appeared» yesterday may have been on the market for six months.

How long it takes to sell a flat: by price and place

Time on the market varies a lot with price level. The cheapest flats in a city go faster because they have more buyers. In the expensive segment there are fewer buyers, and each one takes longer to decide.

What time on the market says about price

A flat that stays on the market well beyond the median for its segment is almost always either overpriced or has a problem: condition, layout, noise, heating bills. If the price has already been cut several times, the seller knows it.

A flat that sells fast was often priced accurately or even low. If you see one like that, act quickly and arrange financing in advance.

  • Compare its time on the market with the median for your segment
  • Check whether the price has been cut, and by how much
  • Ask the seller how long the flat has been for sale
  • See whether the listing was reposted with a new date

What it means for buyers

A long time on the market is your argument in the negotiation. A seller who has waited six months for a buyer is more likely to accept a reasoned offer. How to use it is covered in how to negotiate.

Check a Listing shows how long a particular flat has been on the market, whether the price has changed and how it compares with deals in the same building.

What it means for sellers

The first weeks are when the most buyers see your listing. If there are no calls or viewings in that time, the problem is most likely the price. Waiting usually ends in a bigger cut than was needed at the start.

How to choose a starting price and when to lower it is covered in starting price and price reductions.

Common questions

How long does it usually take to sell a flat in Rīga?

It depends on the price level and the neighbourhood: cheap flats go faster, expensive ones take longer. A price in line with similar deals speeds up the sale.

Why isn't my flat selling?

Most often the price is above similar deals. Compare it with deals in the same building and neighbourhood.

Is a flat that has been for sale a long time a bad buy?

Not necessarily. It is often overpriced, and after negotiation the price becomes fair. Check there are no hidden problems.
