What to ask the seller when viewing a flat: 20 questions

A viewing gives you 20 minutes to learn what the listing does not say. These questions to ask the seller make sure you miss nothing.

In short

  • Ask why they are selling and how long the flat has been on the market.
  • Find out the real costs: winter heating, building management and property tax.
  • Check for debts and whether any layout changes were approved.
  • Ask for the most important answers to be backed by documents.

About the sale

These answers tell you how much of a hurry the seller is in and how much room there is to negotiate.

  • Why are you selling the flat?
  • How long has the flat been on the market?
  • Is the price negotiable?
  • When could you move out?
  • Are there other interested buyers or offers?

About the flat

A renovation can look good, but what matters most is hidden inside the walls.

  • When was the last renovation and what was done?
  • Has the layout been changed, and were the changes approved?
  • Has the flat had damp, a flood or mould?
  • What condition are the pipes and wiring in?
  • What stays in the flat: furniture, appliances?

About the costs

Over the years, monthly costs can add up to more than any difference in price. Ask to see the bills, not just hear the amounts.

  • How much was the heating bill last winter?
  • What is the monthly management fee?
  • Are there any debts to the building manager or for utilities?
  • How much is the real estate tax (NĪN) a year?
  • Does the building have a savings fund, and how much is in it?

About the building and neighbours

You buy the building along with the flat, so its plans and problems affect you too.

  • Is a renovation or roof repair planned for the building?
  • What are the neighbours like?
  • Have there been problems with the roof, basement or stairwell?
  • Where can I park?
  • Does the building have an owners' association or an authorised representative?

Common questions

Does the seller have to answer every question?

No, but an evasive answer about debts or damp is a sign to check more carefully.

What should I ask for in writing?

A statement from the building manager about debts, and the bills from the last heating season.

Can I ask the estate agent instead?

You can, but the agent usually represents the seller. Check the most important things in the documents.
