In short
- Check how many minutes on foot it is to the kindergarten, school, stop and shop.
- A kindergarten place in Rīga depends on a queue, so being close doesn't guarantee one.
- Visit the area in the evening and at the weekend too, not only during the viewing.
- The m²cena report shows everyday places within 500 m and walking times.
What to look at in the neighbourhood
The neighbourhood affects both your quality of life and how easy it will be to sell or rent the flat later. Before buying, think through your week: where you work, where the children go to school, how you get around.
Judge what you will use every day, not what looks good on a map.
| Place | Why it matters | What to check |
|---|---|---|
| Kindergarten | A trip you make twice a day | Walking distance, queue, opening hours |
| School | A route your child will walk alone | Road crossings, lighting |
| Public transport stop | Time to work | Routes and frequency at rush hour |
| Shop and pharmacy | Everyday errands | Whether they are within walking distance |
| Park or green area | Walks, children, the dog | Distance and safety in the evening |
Kindergartens near home and schools
If you have or plan to have children, a kindergarten near home is one of the most important questions. But being close doesn't guarantee a place. Municipal kindergartens have a queue, and your declared place of residence can matter in it.
In practice: before buying, find out which kindergartens and schools are nearby, ask about the queues and visit them. For schools a safe route matters too: does the child have to cross a big road, are there traffic lights and lighting.
Transport and distances
Distance on a map can mislead. 600 metres as the crow flies can become 15 minutes if you have to walk around a railway or a factory. Check the real walking route and the public transport timetable at exactly the hours you will travel.
If you drive every day, check parking near the building in the evening when everyone is home, and the morning traffic out of the neighbourhood.
What the m²cena report shows
In Check a Listing, the "Apkārtējā Vide & Ikdienas Dzīve" (Surroundings & Daily Life) section shows what is around the flat without a separate map search:
- Everyday places within 500 m. Shops, public transport, schools and kindergartens, pharmacies, cash machines, parks, cafés.
- Walking and driving times. How many minutes to the nearest place in each category.
- The wider area up to 2 km. Hospitals and shopping centres.
- Noise and flood risk. The average noise level at the building and whether it is in a flood zone.
Check the neighbourhood in person too
Data shows what is nearby, but not how it feels. Come back at a different time from the viewing.
- On a weekday morning: transport, traffic, noise
- In the evening: lighting, people on the street, parking
- At the weekend: playgrounds, the park, neighbours
- Talk to a neighbour or a shop assistant about the area
- See whether there are empty plots nearby where construction could start
Common questions
How do I find kindergartens near home?
A map or the m²cena report shows kindergartens and schools around the flat. Ask the municipality and the kindergarten itself about places and the queue.
Does a nearby kindergarten guarantee a place?
No. Municipal kindergartens have a queue, so find out how it works before you buy.
How far from a stop is good?
Many people find 5–10 minutes on foot comfortable. What matters more is whether there is a direct route to work or school from there.
Does the neighbourhood affect the flat's price?
Yes, often more than the renovation. More on that in our article on neighbourhood and price.
